A Longueville home has reportedly changed hands for $33 million, putting a new benchmark at the top of a suburb where the median house sale price sits at $4.5 million.
The off-market sale of 22 Kenneth Street was reported in September, just over three years after the property last sold for $19.25 million in May 2023. Property records confirm the earlier transaction and record the holding at 2,808sqm.
If the latest reported price is confirmed through settlement records, it represents a $13.75 million increase on the 2023 purchase price, or about 71 per cent.

Far beyond the median
Current property data puts Longueville’s median house sale price at $4.5 million, based on 23 sales over the 12 months to August. At that level, the reported Kenneth Street transaction is more than seven times the suburb’s median house sale price.
Recent sales underline the gap. A house at 61 Mary Street sold for $4.45 million in March, 108 Arabella Street fetched $8 million in April and 91 Arabella Street sold for $5.8 million in May. Against those results and the $4.5 million median, the reported Kenneth Street price sits at the extreme upper end of Longueville’s residential market.
Records keep climbing
Longueville has produced a succession of eight-figure sales at the top of its market. A waterfront property at 52A Arabella Street sold for $23.5 million in September 2023, setting a suburb record at the time.
Another residence at 1 Molesworth Lane surpassed it with a $25 million sale in January 2025. The five-bedroom Federation home occupies 1,391sqm and has extensive harbour views. Other prestige transactions include the $14.78 million sale of 106 Arabella Street in June 2024 and $13.4 million paid for 54 Lucretia Avenue in November that year.
The reported Kenneth Street deal would lift that benchmark by another $8 million, a 32 per cent jump from the previous record.
Kenneth Street’s long climb
Publicly available sales records trace more than two decades of price changes at 22 Kenneth Street. The property sold for $4.332 million in May 2000 before changing hands for $5.95 million in August 2004. Almost 19 years later, it sold for $19.25 million in May 2023.

From $4.332 million in 2000 to the latest reported $33 million transaction, the nominal sale price has increased more than sevenfold across 26 years. Changes to the property over that period mean the figures are not a like-for-like measure of capital growth, but they provide a long sales history for a property now reported to have set Longueville’s residential price record.
Heritage home away from the waterfront
The reported record-holder is not a waterfront property. The five-bedroom residence has four bathrooms and four-car accommodation on its 2,808sqm grounds. Property records confirm the bedroom and bathroom count, while published details of the residence include a swimming pool and tennis court. Reports of the latest sale also describe Harbour Bridge views, landscaped gardens and a pool cabana added since the 2023 purchase.

The property also includes Hazelwood, listed as a local heritage item under the Lane Cove Local Environmental Plan. The official heritage schedule identifies Hazelwood at 22 Kenneth Street, specifically Lot 27 DP2459, as item I235.
